SourceTree not picking up changes in .sql files

Hi All, 

There is a Source Tree branch created with 11 files that are .sql files created in SSMS. But Source Tree is not identifying changes in 3 out of these 11 files. It shows a message "No changes in this file have been detected, or it is a binary file". Then there are two buttons being displayed - Open 'Before' and Open 'After'.  On clicking the Open Before button it opens the initial code and clicking on Open After opens the changed code. This is happening for all the 3 files.SourceTree Message.PNG

Increasing the Size Limit(Text) within Tools -> Options -> Diff does not resolve the issue.

What can the issue causing this behaviour and how to resolve it.
