How to make fields read-only, required, hidden in JSM?

Making the fields read-only using behaviour is not working. Any possible solution other than behaviour. 

I would want to make couple of fields required, read-only, hidden.

Here is how it can be done.

Required - Add them to the conditions in the transition properties.

Read-Only - Remove the fields from the issue edit screen.

Hidden - Remove the fields from the issue view/edit screen.
