How do I create an Automation that reads a variable in the description and makes changes to Summary

I've been hammering away at getting an automation working but cant workout why its not having it.

I've tried 2 methods of automation;

1. Automation reads description for 'Location - *******" then applies that ***variable to the end of the summary

2. 3 separate automations that look for each Location (in our case UK, AU, ZA), and the applies that to the end of the description.

How are the rules "not working"?

What do the Audit Logs of your rules reveal?

Are the rules being triggered? Are the triggering issues matching the conditions you've set? Is the Summary not being updated?

What are the details of the component that creates the Variable?
