I need to add an action for situations when a page is edited and a specific piece of text is added to that page. But the automation runs each time any page is edited.

Welcome to the community.
The requirement you state is that if there needs to be specific information, than the page will be actioned on.
But then your rule is correct, and yes it will run every time on any page. How would it otherwise be able to know if that text was placed on a page.
The options you have is to limited on spaces or pages where to do this. This can be achied by the Advanced Compare condition.
Compare the space key of the page that is edited and if that complies with the values set, action on the CQL and further steps.
Based on that screenshot it looks like the "Then" statement is put outside your "IF" statement. Curious if you try this setup:

I regret to inform you that this feature is not currently available. The functionality to search for a specific text within a page during its editing process has not yet been integrated into Automation for Confluence.
