Sharing cards with non-board members?

I'm building a Trello board with a Realtor. Each card represents a listing that he represents. His board, to protect his listings, is set to private. He'd like to be able to send a link to each listing card to the current owners so they can follow their progress--but since the board is private, they would need to have a Trello account and be added to his board (upping the monthly Enterprise cost). Plus, from what I can tell, the link to the card allows them to access the entire board instead of simply their card.

Is there any way to allow someone to receive a link to only see updates on a specific card from a board--nothing else? Essentially I want them to be an Observer to a card not an Observer to a Board

@Matthew Rubin there's no "card observer", however you might like to use this thing I created called BenkoDesk that would allow you to send email updates to the client directly from the card:

and also this powerup that does something similar:

You could also print the card as a PDF and email it to the client.
